Cactus Rose Prime is a strategically prepared, data center–ready site designed to support AI, hyperscale, and high-density compute deployments within the I-35 Innovation Corridor in Jarrell, Texas—one of the most important economic growth engines in Texas and the United States. The project encompasses approximately 83.354 acres of fully entitled land and is planned to support 200 megawatts (MW) of scalable, high-density power, positioning the site for rapid deployment and long-term operational flexibility.

The platform integrates entitlement strategy, site planning, power generation positioning, interconnection planning, and utility coordination to reduce execution risk, compress timelines, and deliver a clear, executable path to power—an increasingly critical differentiator in today’s data center market.
The site is zoned and entitled for data center use, with municipal water and wastewater available, materially reducing early-stage entitlement and utility risk. Located along the I-35 Innovation Corridor, Cactus Rose Prime benefits from sustained population growth, expanding technology and advanced manufacturing investment, and proximity to major employment centers and regional infrastructure.
Connectivity is engineered for mission-critical performance, featuring dual, diverse 432-count dark-fiber laterals designed to support carrier-neutral operations, redundancy, and future network expansion. The site plan supports flexible phasing, efficient building layouts, and high-density compute environments aligned with modern AI and cloud workloads.

Cactus Rose Prime has been planned to accommodate a 200 MW combined-cycle natural gas generation facility, providing a pathway to firm, dispatchable power within ERCOT. A natural gas supply contract for uninterruptible delivery is in process, generation is designed to be installable within 18–24 months, and Oncor Large Load Interconnect studies have been submitted. Key points of interconnection, station rights-of-way, and lateral easements are secured or advancing, positioning the project ahead of many competing sites.
