Lytton Prime is a large-scale, data center–ready site strategically prepared to support AI, hyperscale, and advanced compute deployments. Located within the Central Texas Triangle—one of the nation’s fastest-growing technology and infrastructure corridors—the project encompasses 262.977 acres of fully entitled land with comprehensive site preparation and infrastructure planning in place to support 400 megawatts (MW) of scalable, high-density power, with a clearly defined expansion pathway to approximately 600 MW.
Developed by Savannah and Texas Energy Group, Lytton Prime is delivered through a unified development platform focused on development readiness rather than vertical construction. The platform integrates land entitlement, site planning, power strategy, interconnection positioning, and utility coordination to reduce execution risk, compress timelines, and provide flexibility for future data center operators to deploy capital efficiently.
The site is zoned and entitled for data center use, with municipal water and wastewater available, materially reducing entitlement, permitting, and early-stage utility risk. Positioned near significant technology, semiconductor, and advanced manufacturing investments across Central Texas, Lytton Prime benefits from sustained enterprise demand, expanding power and fiber infrastructure, and a deep regional labor pool.
Connectivity infrastructure has been planned for mission-critical performance, including dual, diverse 432-count dark-fiber laterals designed to support carrier-neutral operations, redundancy, and future network expansion. Site planning supports phased development, multiple campus configurations, and high-density compute environments scalable from initial deployments through full campus build-out.
Power readiness anchors the project’s value proposition. The site has been planned to accommodate a 400 MW combined-cycle natural gas generation facility, providing a pathway to firm, dispatchable power within ERCOT, with infrastructure capacity and land planning designed to support future expansion to approximately 600 MW. A natural gas supply contract for uninterruptible delivery is in process, generation is installable within an estimated 18–24 months, and Oncor large-load interconnection studies have been submitted. Key points of interconnection, station rights-of-way, and lateral easements are secured or advancing.
