Mesones Prime is a strategically prepared, data center–ready site designed to support AI, hyperscale, and high-density compute deployments along the I-35 Innovation Corridor in Jarrell, Texas—one of the most important economic growth engines in Texas and the United States. The project encompasses approximately 150.92 gross acres (115.82 net acres) of fully entitled land and is planned to support 200 megawatts (MW) of scalable, high-density power, with a clearly defined expansion pathway to approximately 264 MW.

Developed by Savannah and Texas Energy Group, Mesones Prime is delivered through a unified development platform focused on site preparation and development readiness rather than vertical construction. The platform integrates land entitlement, site planning, power strategy, interconnection positioning, and utility coordination to materially reduce execution risk, accelerate deployment timelines, and preserve flexibility for data center operators and institutional capital.

The site is zoned and entitled for data center use, with municipal water and wastewater available, significantly mitigating early-stage entitlement and utility risk. Located within the rapidly expanding I-35 Innovation Corridor, Mesones Prime benefits from proximity to major employment centers, population growth, and a strengthening ecosystem of power, fiber, and advanced manufacturing and technology users.

Connectivity infrastructure is designed for mission-critical performance, featuring dual, diverse 432-count dark-fiber laterals capable of supporting carrier-neutral operations, redundancy, and future network expansion. The site plan accommodates phased development, multiple building configurations, and high-density compute environments, enabling efficient scaling from initial deployments through full campus build-out.

Power readiness is central to the Mesones Prime value proposition. The site has been planned to accommodate a 200 MW combined-cycle natural gas generation facility, providing a pathway to firm, dispatchable power within ERCOT, with infrastructure planning supporting future expansion to approximately 264 MW. A natural gas supply contract for uninterruptible delivery is in process, generation is installable within an estimated 18–24 months, and Oncor Large Load Interconnect studies have been submitted. Key points of interconnection, station rights-of-way, and lateral easements are secured or advancing.
